The rise of the right-sizer

For many people considering their next move, the decision is not about living with less. It is about finding a home that better suits the way they want to live now and into the future.

Coronation Property Head of Sales Cam Porter says many buyers do not see themselves as downsizers at all. They are looking for a home that feels right for the next stage of life, while still offering the space, quality and sense of home they value.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Cam says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

The distinction matters. Downsizing can suggest giving something up, while right-sizing is about making a considered move into a home that offers greater convenience and less maintenance without compromising on what matters.

A question of housing choice

Much of Australia’s housing supply debate focuses on how many new homes are being delivered. Just as important is whether there is enough variety within that supply to allow people to move as their needs change.

Many older Australians remain in larger family homes because suitable alternatives are not always available in the places where they have established their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Cam says. “People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

When the right option is available, the benefit can extend beyond the individual buyer. A move into a home better suited to a smaller household can return a larger property to the market for a growing family, creating movement across the wider housing system.

Right-sizers are experienced and considered buyers. Coronation’s sales team is seeing interest in generous living areas, practical storage, natural light and flexible rooms that can accommodate guests, working from home or additional living space.

Kitchens and dining areas remain central, particularly for buyers who continue to host family and friends.

“These buyers still want their home to feel generous,” Cam says. “They may want less maintenance, but they are not looking for less life.”
